Gather what you know
Write down what you are seeing: when it started, where it happens and what you have tried. Photos and short videos help a lot.
If you have plans, inspection reports or past repair records, have them handy.
Clear the way
Make sure the contractor can reach the work area. Clear under sinks, around panels, and attic or crawl space access if needed.
Secure pets and let the contractor know about any hazards.
Think about priorities
Know what matters most: budget, timeline, a certain style or a deadline. A contractor can tailor an estimate when they know your priorities.
Mention any neighborhood or HOA rules that might apply.
Have your questions ready
Write down questions in advance so you do not forget in the moment. Ask about scope, timeline, payment and what you need to decide.
Take notes, and ask when you can expect the written estimate.
